Your relocation brief · Excerpt

The Chen family · Taiwan to Chandler, Arizona

Two adults, one 7-year-old. Arriving on work visas with no U.S. credit history. Employer covers 30 days of temporary housing; the rest is a lump sum.

Neighborhoods that fit
Three areas matched to a 25-minute commute and a $2,400–$2,800 budget, with school district boundaries for each.
Example: Area A is walkable with newer apartments. The trade-off is higher rent and a longer drive to the highway.
Schools and districts
A breakdown of the Arizona districts and schools that best fit your child's age and your requirements, with what to ask on a visit and how enrollment works.
Banking without an SSN
Local banks that commonly open accounts with no monthly fee for newcomers who don't have a Social Security number yet, and what documents to bring.
Free English and community classes
Free local language classes and community groups nearby, so the whole family can settle in socially, not just logistically.
Renting with new or no U.S. credit
What landlords commonly ask for (larger deposit, proof of funds, employer letter), the types of communities that tend to be flexible, and ways to start building credit.
Your first 30 days after landing
The order to do things in: Social Security number, bank account, driver's license, car insurance, utilities. Each step lists what to bring and where to go.
If you may buy later
Arizona down-payment assistance and loan programs to ask a lender about, and the kinds of lenders that work with newcomers.
General information, not lending advice. Qualification isn't guaranteed.
Local contacts
Introductions to trusted local contacts matched to your situation, with notes on what each one does.

Meet your guide

Someone who knows Phoenix on the ground.

Real estate has been my work since 2006, and for much of that time my focus has been relocation: helping people land somewhere new, get oriented quickly and make good housing decisions, whether that ends in a rental, a purchase, or simply the right neighborhood.

I am a licensed broker, and much of my work has been with families arriving from other countries, often starting a new role while learning daily life from scratch. I am grateful for the trust every client places in me at that moment.

Before your call I read your intake carefully and prepare options for your situation, so our hour together is about your decisions, not general information.

How it works

  1. 1

    Complete the intake below.

  2. 2

I review your intake, confirm fit and send a secure payment link and call times.

  3. 3

Once payment is received, I begin preparing for your session.

  4. 4

We meet for up to 60 minutes on Google Meet, by phone, WhatsApp or LINE, and your written summary follows within 2 business days.

Employer-sponsored moves

If your employer or a relocation company is paying for your move, your policy may already include destination services. Check with your HR or mobility contact first. If you book and then find your employer covers this, you will be refunded as long as I have not begun preparing for your session.

Refunds

Full refund until your payment is received and I begin preparing for your session. After that, the fee is non-refundable, except when your employer turns out to cover these services (see above).

Hands-on support: by inquiry

Scope

Relocation consulting covers neighborhood orientation, planning, school research and market education. Lease terms are explained as general market practice; this is not legal advice. Real estate brokerage services are provided in accordance with applicable state licensing requirements.

If we go on to complete a home purchase as part of your relocation, the strategy session fee is credited toward that purchase.

Less guesswork. More confidence.
